That was the challenge we tackled with Aavand, a modern condominium project in Coquitlam, BC. Developed by Canada West Group and marketed by Acrosstown Realty Inc., this six-storey, 79-home development had no staged units, and no in-person suite tours.

The Challenge: Selling Without a Physical Space

Buyers want to see and feel a home before they commit. Without a sales centre or model suite, we needed a way to give potential homeowners a true-to-life experience, something more immersive than static renderings or videos.

The goal was to create a fully digital sales experience that:

Replaced the need for a physical showroom

Allowed buyers to explore suites in detail

Worked seamlessly on different devices

The Solution: A Fully Virtual Home Buying Experience

At Maduxx Inc., we built an immersive platform that brought Aavand to life before a single brick was laid. Here’s how we did it:

Virtual Reality Suite Tours

Instead of visiting a showroom, buyers could walk through their future home using VR headsets. We developed a high-fidelity VR experience for Quest2, allowing users to move through spaces, experience different layouts, and even see how lighting and materials changed in real time.

Interactive 3D Exterior on Tablets

The exterior experience was just as important. Since buyers couldn’t visit a physical sales centre, we built an interactive 3D model of the building and its surroundings. This ran on Samsung Android tablets, allowing potential buyers to explore how the building fit into the neighborhood.

High-Quality Renderings for Realism

To ensure buyers could fully visualize their future homes, we created photorealistic interior renderings showcasing the design, lighting, and material finishes. Two full suite designs, each with three different finish packages to offer variety. Detailed exterior renderings, giving buyers a realistic view of the building’s architecture.

For the interior design, we worked with very talented team at Ross and Company Interiors, ensuring that every space felt warm, inviting, and reflective of Aavand’s modern aesthetic.
